$23.93 Hourly - $49,773.74 ANNUAL BASE

The purpose of the class is to supervise staff and oversee facility maintenance and operations. The class is responsible for supervision, planning, budgeting, administration, fiscal, records, and reports. The class works within broad policy and organizational guidelines; independently plans and implements projects; reports progress of major activities through periodic conferences and meetings.

ESSENTIAL DUTIES AND RESPONSIBILITIES: The tasks listed below are those that represent the majority of the time spent working in this class. Management may assign additional tasks related to the type of work of the class as necessary.

  • Supervises staff including selecting or recommending selection, training, assigning and evaluating work, counseling, disciplining, and terminating or recommending termination.

  • Monitors federal, state or local laws or rules regarding facility operations and maintenance; assists with the development of long range plans and policies in conjunction with senior staff.

  • Monitors facility trends and issues; makes recommendations for new or improved policies, resources, or procedures.

  • Oversees and directs facility maintenance and operations; implements policies and establishes standards, monitors performance indicators and quality control measures; initiates corrective action as necessary.

  • Develops budgets; identifies new resource requirements; monitors and/or approves expenditures; oversees purchase agreements with vendors; submits financial forms and reports.

  • Oversees administrative functions such as training, records, reports, supplies, and other.

  • Meets or coordinates with citizens, staff, other departments, or public and private groups to address problems or complaints; resolves problems as required.

  • Attends or conducts staff meetings to exchange information; attends in-service training and technical or professional classes, seminars, or conferences to improve technical or professional skills.

  • Directs the collection and maintenance of information to support periodic and special reports documenting facilities activities and events.

Plans, or directs others in the sequence of major activities and reports on operations and activities which are very broad in scope.

PEOPLE INVOLVEMENT:

Supervises or leads others by determining work procedures, assigning duties, maintaining harmonious relations, and promoting efficiency.

INVOLVEMENT WITH THINGS:

Implements policy for the acquisition, installation, testing, operation, maintenance, and repair of complex machinery, equipment, or systems; assists with specifications for the acquisition of major pieces of equipment, rolling stock, or technology systems; assists with budgets for major construction repairs or new construction.

COGNITIVE REQUIREMENTS

REASONING REQUIREMENTS:

Performs work involving the application of principles of logical thinking and technical and professional practices to diagnose or define problems, collect data and solve problems with widespread unit or organizational impact.

MATHEMATICAL REQUIREMENTS:

Performs addition and subtraction, multiplication and division and/or calculates ratios, rates and percents.

LANGUAGE REQUIREMENTS:

Reads technical instructions, procedures manuals, and charts to solve practical problems; composes routine and specialized reports, forms, and business letters; speaks compound sentences using normal grammar and word form.

MENTAL REQUIREMENTS:

Performs specialized technical and professional work requiring general understanding of operating policies and procedures and their application to problems not previously encountered; applies specialized technical or professional principles and practices in the solution of problems; requires normal attention with short periods of concentration for accurate results and occasional exposure to unusual pressure.

VOCATIONAL/EDUCATIONAL AND EXPERIENCE PREPARATION

VOCATIONAL/EDUCATIONAL PREPARATION:

Requires Associate’s degree, vocational technical degree, or specialized training equivalent to satisfactory completion of two years of college education with emphasis in construction or a closely related field.

SPECIAL CERTIFICATIONS AND LICENSES:

Requires State CDL “B”

EXPERIENCE REQUIREMENTS:

Requires over four years and up to and including eight years.

AMERICANS WITH DISABILITIES ACT REQUIREMENTS

PHYSICAL AND DEXTERITY REQUIREMENTS: Requires light to medium work that involves walking or standing much of the time, exerting between 20 and 30 pounds of force on a recurring basis, and considerable skill, adeptness and speed in the use of the fingers, hands or limbs in tasks involving close tolerances or limits of accuracy.

ENVIRONMENTAL HAZARDS:

The job risks exposure to bright/dim light, dusts and pollen, extreme heat and/or cold, wet or humid conditions, extreme noise levels, animals/wildlife, fumes and/or noxious odors, traffic, moving machinery, electrical shock, disease/pathogens, toxic/caustic chemicals, and explosives.

SENSORY REQUIREMENTS:

The job requires normal visual acuity, and field of vision, hearing, speaking, color perception, depth perception, and texture perception.
